This includes assessing trends, property values, rental yields, potential growth areas and focusing on property fundamentals.

3.    Property Evaluation & Shortlisting: Using over 50 different evaluation criteria, the Buyer Advocate assesses each potential IGP property for its investment potential. We shortlist the properties that align with the client’s goals, ensuring these options are the best available on the market.

4.    Property Inspections & Due Diligence: The IGP Buyer Advocate arranges for property inspections and gathers any necessary reports, such as building inspections or valuation assessments. IGP also conducts due diligence by asking agents up to 10 specific questions about the property to ensure no risks are overlooked.

5.    Negotiation & Offer Management: Once an IGP property is identified, the Buyer Advocate negotiates on behalf of the client to secure the best price and terms. We use our expertise to handle counteroffers, ensuring the client doesn’t overpay and we secure the property on the best terms and conditions for our client.

6.    Transaction Management: The IGP Buyer Advocate coordinates the entire transaction process, working with legal professionals, mortgage brokers, and other relevant parties to ensure the purchase proceeds smoothly and on time. We assist you with all the necessary paperwork, documentation, and timelines to eliminate any stress for the client.

7.    Finalisation & Handover: After the deal is completed, the Buyer Advocate assists guiding the client through next steps, such as property management or future investment advice.

Throughout the process, the IGP Buyer Advocate acts as a project manager, ensuring every step is handled professionally, efficiently, and with the client’s best interests at the forefront.
